Commerce sits on I 85 in Jackson County, with exits 147 and 149 north of downtown. Two electric vehicle battery plants stand along the interstate here, and the county around them keeps adding homes. As it grows, more of the land around town gets cleared for house lots and building sites. Ground that sits idle here grows up fast in privet, briars, sweetgum and pine saplings.
Wall Land Solutions is a land clearing company in Toccoa, about 30 road miles northeast of Commerce. Commerce is part of our service area for land clearing on house lots, pastures, fence rows and wooded tracts. Our track loader and mini excavator run a forestry mulching head that grinds brush and small trees where they stand. Call or text (678) 776-8002 for a free estimate.

Jackson County counted about 75,900 people in the 2020 Census. The Census Bureau's 2025 estimate puts it near 99,300, up about 30 percent. Commerce grew from about 7,400 people to about 9,300 over the same stretch.
Much of the county's housing is new. More than half of Jackson County's homes were built in 2000 or later, by the Census Bureau's survey. Permit offices across the county authorized about 1,800 new homes in 2025, nearly all of them single-family. In Commerce, about four homes in five are single-family houses, and about one in three dates from 2000 or later.
Each new house starts as a lot that has to be opened up. Site preparation clears the brush and small trees off the building spot and the drive path. The mature trees you mark stay standing. Inside the city, new development projects must request water and sewer capacity before they move ahead.
Commerce began as Harmony Grove and grew as a cotton market before it took the name Commerce in 1909. Outside the city limits, Maysville Road, Ila Road, Homer Road and Mount Olive Road run out toward pasture and woods.
A field left alone for a few seasons fills with briars and saplings. Bush hogging with a heavy brush cutter on our track loader cuts that growth back to open pasture. Where saplings have grown too big for the brush cutter, the mulching head takes over.
Wooded tracts around town fill in with privet and briars under the big trees. Underbrushing mulches that undergrowth and leaves the canopy standing. You can see into the woods again, and you can walk through them.
The NRCS soil survey maps most of the ground around Commerce as Cecil and Pacolet soils. Both have a red clay subsoil, mapped mostly on slopes of 2 to 15 percent. Many of the map units carry the label eroded.
Bare clay on a slope can wash in a hard rain. Mulching leaves the ground covered with a layer of shredded wood and brush. That layer stays on the property and breaks down over time.
Beaverdam Creek and Sandy Creek both run inside the city limits. Along the creek bottoms, the survey maps wetter soils such as Chewacla loam, rated frequently flooded. The city code keeps a buffer of at least 25 feet along the banks of streams and other state waters. Land-disturbing work is held back from that strip, and the planning office explains what is allowed there.
Inside the city limits, the City of Commerce Planning and Development department handles zoning and development. The city is a local issuing authority for soil erosion and sediment control. Its code counts clearing and grading as land-disturbing activity, and that work needs a city permit unless an exemption applies.
A single-family home that disturbs less than an acre is exempt, unless it is part of a larger development. It still has to meet the state's minimum erosion rules. Farm operations and forestry practices are on the city's exemption list too, with conditions.
Outside the city limits, Jackson County's Public Development department in Jefferson issues the permits. The county requires a land disturbance permit for grading over an acre or within 200 feet of a state water. Farm work is exempt, but houses and driveways do not count as farm work. Georgia 811 needs a locate request at least three business days before any machine digging or grading.
